Overview

Upsells are designed to help you maximize revenue by offering guests the option to extend their stay, check in early, or checkout late, at a discounted rate. HostAI automatically identifies gap nights and openings in your calendar and generates tailored upsell opportunities for your approval.

With manual review required before sending, this feature ensures that every upsell offer is personalized and relevant, enhancing guest satisfaction while driving additional income in a way that feels natural and considerate.

Workflow

  1. Detection: HostAI scans your calendar for gap nights between reservations or for potential early check-in/late checkout opportunities.

  2. Offer Creation: When a gap is detected, an upsell offer is generated, which can be customized or sent as-is.

  3. Manual Review: Before the upsell is sent, it will appear in your "Upsell" section in the upsells page or in the guest conversation in the inbox, where you can review the offer details.

  4. Sending: After approval, the upsell message is sent to the guest, offering discounts or other incentives to fill gaps or extend their stay.

Set Up

  1. Creating an Upsell:

    • Go to the Upsells page and select the type of upsell you wish to create.

    • Set the conditions, such as the number of gap nights or days before check-in.

    • Customize the upsell message, or use the default template with pre-configured variables like guest name, listing address, and discounts.

  2. Upsell Types:

    • Pre-Stay Gap Night: Detects gaps before a guest’s check-in.

    • Post-Stay Gap Night: Detects gaps after a guest’s checkout.

    • Early Check-In: Offers the guest the opportunity to check in early when there is no same-day turnover.

    • Late Checkout: Offers the guest the option to extend their checkout time.

  3. Notifications: You can configure notifications to alert you when new upsells are detected or when they are about to expire.

Frequently Asked Questions

For stay extension upsells, how is the total price calculated?

If you add the [total price] variable to the message:

  • We take the price of the reservation, divide it by the number of nights, and apply the discount to that nightly rate.

Tip: To avoid mispricing, only include the discount variable in the message and leave out the price. Warm the guest up to the idea before showing them the price!

A guest accepted the upsell. What happens next?

HostAI doesn't modify the reservation or handle payments. Once a guest accepts an upsell, it's up to you to make the necessary changes to the reservation.

I have different prices based on the booking channel because of OTA markups. How can I ensure the upsell message shows the right price?

Go to upsell settings and add the relevant OTA markups to ensure the AI surfaces the correct price for each booking channel.

Note: This is only relevant if you use the [total price] variable in the upsell message.
